2024 IBC Allowable Heights and Areas

• Familiarize and assist code officials in locating, describing and applying IBC requirements regarding mixed occupanciesDefine the concept for addressing mixed-occupancy buildings
  • Identify and apply the three options that are available for regulating mixed-occupancy buildings
  • Describe the relationship of occupancy classification, allowable height, allowable area and occupancy separation to mixed-occupancy buildings
  • Identify incidental uses and understand how they differ from mixed-occupancy conditions
• This course provides an overview of the 2024 IBC Section 508 provisions for the application of code requirements addressing mixed occupancy buildings
• Other code provisions applicable to an understanding of mixed occupancies will also be addressed

2024 IBC Mixed Occupancies

This seminar addresses the key issues of the 2024 International Building Code®️ (IBC®️) Chapter 5 regarding the determination of a building’s allowable height and area. The process for correctly evaluating a building for allowable height and area relies on a systematic approach, including the determination of occupancy classification and construction type.

Upon completion, participants will be better able to

• Describe the purpose for regulating a building’s allowable height and area
• Identify the relationship of a building’s occupancy classification(s) and type of construction to a building’s allowable height and area
• Determine how a building’s actual height, both in stories above grade plane and feet, and floor area are calculated
• Determine how a building’s allowable height, both in stories above grade plane and feet, and floor area are determined
• Apply the special provisions applicable to mixed occupancies, unlimited area buildings and horizontal building separations
